Das Superior-Apartment ist eine Einliegerwohnung mit einem eigenen Eingang an der Nussdorferstrasse. Die insgesamt 34 m2 unterteilen sich in Wohn- und Essraum mit Küchenzeile, Bad und Schlafzimmer und bieten Platz für max. 4 Personen. Es gibt eine kleine Terrasse in Richtung Seitenstraße mit Sitzgelegenheit und Tisch – für die warme Jahreszeit.

Die Wohnung wurde 2017 neu gebaut und ist auf Grund der Straßenlage speziell schallisoliert und mit Lärmschutzfenster ausgestattet – bei geöffneten Fenstern ist es tagsüber laut. Nachts ist wenig Verkehr und eine passive Wohnraumlüftung sorgt für Frischluftzufuhr, auch bei geschlossenen Fenstern. Der Fliesenboden ist im Sommer angenehm kühl und dank Bodenheizung in allen Räumen und Handtuchheizkörper im Bad wohlig warm in der kälteren Jahreszeit.Zum Abdunkeln sind automatische Raffstores außen an den Fenstern und der Terrassentüre angebracht. Die Fenster haben zusätzlich Insektenschutzgitter.

The Superior-Apartment is a granny flat with a private entrance on the Nussdorferstrasse. The total of 34 m2 are divided into living and dining room with kitchenette, bathroom and bedroom and can accommodate max. 4 people. There is a small terrace towards the side street with seating and table – for the warm season.

The apartment was newly built in 2017 and is due to the road situation specially soundproofed and equipped with soundproof windows – with open windows it is noisy during the day. There is little traffic at night and a passive ventilation system provides fresh air, even with the windows are closed. The tiled floor is pleasantly cool in the summer and because of the underfloor heating in all rooms and towel radiator in the bathroom pleasantly warm in the colder months. To darken automatic external blinds are attached to the windows and the patio door. The windows also have insect screens.

Küchenzeile: komplett ausgestattet mit 2er Ceranfeld, Kühlschrank, Dunstabzug, Geschirr, Besteck, Kochtöpfe, Nespressomaschine mit Willkommenskapseln, Toaster, Wasserkocher, Abwaschutensilien.

Kitchenette: fully equipped with 2 ceramic hob, fridge, extractor hood, crockery, cutlery, pots, Nespresso machine with welcome capsules, toaster, kettle, washing-up utensils


Bathroom: sink, toilet and shower, hair dryer, towel radiator, hand and bath towels.

Living / dining area: Flatscreen, satellite TV, sofa to pull out on a bed with mattress (160 x 200 cm), sitting area for 4 people, fan (floor standing).

Bedroom: double bed (180 x 200 cm) with bed linen, wardrobe with clothes hanger and drying rack.
